Hope 4 Homeowners is a program designed to help people that are facing financial struggles with their lender.  There are guidelines that need to be met in order to qualify for this program:

 

- You must pay more than 31% of your pre-tax income in mortgage payments.

 

- You must be in an adjustable rate mortgage that has reset and made your mortgage payments unaffordable.

 

- Not all lenders are participating in this program. 

 

These are the two biggest qualifying factors for this program.  There are other challenges you will face if interested in pursuing this solution.  The lender has the decision to deny your eligibility into this program. 

 

Homeowner Affordability and stabalization Plan simplified

 

This program is designed to help homeowners in 2 different situations:

 

1.  The homeowner that is not behind and has good credit can apply for refinancing of up to 105% or the current value of the home - if they have a participating lender (Fannie Mae or Freddie Mac backed loan)

 

2.  The homeowner that is in default or not behind, but is in danger of falling behind due to hardship or resetting adjustable interest rate.  They can apply for a loan modification.  The lender will modify the loan to equal 38% of the homeowners pre-tax income then the government will further reduce the payment to 31% of the pre-tax income.  There are incentives for lenders to participate in this program and also incentives to homeowners who make timely payments on modifications.  The lender must be participating in this program in order to offer this solution. 

 

Example of how this works:

 

Monthly mortgage payment $1800

Monthly income $3500

Loan modification by participating lender to 38% = $1330

Government assisted loan modification to 31% = $1085.00
